Some are open to all investors, and some are open to accredited investors. The platforms dedicated to accredited investors tend to have more focused strategies with very limited deal flow.

For instance, platforms like CrowdStreet and Cadre cater specifically to accredited investors, providing them opportunities to invest in commercial and residential real estate projects. You can learn more about these platforms in our CrowdStreet review and Cadre review.

On the other hand, there are platforms that are open to all investors but offer additional options for accredited investors. For example, Fundrise is a platform that allows anyone to invest in real estate portfolios with a relatively small amount of money. However, accredited investors on Fundrise have access to advanced features and investment opportunities.

Check out our Fundrise review for more details.

If you’re interested in exploring more options, we have a comprehensive guide that compares the best crowdfunded real estate sites.

#2. Asset-Backed Securities

Asset-backed securities are a type of security that’s created by pooling different securities together. This is often achieved by combining multiple loans into a single offering, which is then offered to investors.

Most often linked to mortgage debt, there are asset-backed securities that include aircraft leases, credit card receivables, business loans and more.

One of the distinguishing characteristics of asset-backed securities is that they’re high risk because the securities contain only a fraction of the pooled underlying assets. However, asset-backed securities have the potential of earning high returns with this leverage.

Some of the advantages of investing in asset-backed securities include:

Protects you from risky loans.

Opens up an alternative investment classes.

It’s also important to understand some of the risks, which include:

Lack of due diligence to understand the individual offerings.

Low repayment in case of a crisis.

Typically have lower yields from prepayments.

One company helping people invest in a variety of asset-backed securities is Percent. With Percent, you can invest in different private credit investments, similarly to how most crowdfunded real estate platforms work. Fine Art

For accredited investors looking to diversify their portfolios, the world of fine art presents a unique opportunity. Not only does fine art offer a means of diversification, but it also has the potential for significant returns.

According to Sotheby’s Mei Moses Index, the broader art market has experienced a compound annual growth rate of 8.5% from 1950 to 2021. This resilience, even in the face of market downturns, positions fine art as a valuable hedge against more traditional and volatile investment classes.

Two platforms that facilitate fine art investments are Masterworks and YieldStreet.

Masterworks offers a unique approach to fine art investing. Rather than purchasing entire artworks, investors can buy shares in individual pieces, enabling investment in high-value artwork that might otherwise be inaccessible. You can learn more about this platform in our comprehensive review of Masterworks.

Conversely, YieldStreet provides a more diversified approach with its fine art fund, allowing investors to spread their investment across multiple artworks. This can help to mitigate the risk associated with investing in individual pieces.

Beyond fine art, YieldStreet offers a variety of other alternative investment opportunities. Find out more in our detailed YieldStreet review.

#4.
